Start from what you have found

People know what they have noticed rather than what it is called. Each of these points at a different job — and a different level of urgency.

Why the parts you cannot see decide the roof

Most roofs in this city do not fail because the shingles wore out on schedule. They fail early at the joints — where the roof meets a chimney, a wall, a vent or a valley — and they fail early because the attic underneath was too warm and too damp. The covering gets blamed because it is the part you can see.

Freeze-thaw is what makes Toronto harder on a roof than a milder city. Water that gets into a small gap during a thaw freezes overnight and expands, and the gap is bigger in the morning. That is why a leak found in November and left until spring is a different repair by March, and why the same spot dams every single winter until somebody fixes the reason rather than the ice.

Ventilation is the quiet one. Intake at the soffits and exhaust at the ridge keep the underside of the roof close to outdoor temperature. Block the soffits with insulation pushed into the eaves — extremely common, and usually done with good intentions — and the attic warms, the snow above melts, the meltwater refreezes at the cold edge, and you have an ice dam every year regardless of how good the shingles are.

So the useful first call is somebody who will look in the attic as well as on the roof, photograph what they found, and tell you plainly whether this is a repair or a replacement — including the times when the honest answer is that the roof has years left and the money is better spent on the ventilation.

Toronto specifically
